Project Summary

Do you ever watch those home renovation shows on HGTV? There's nothing more satisfying than seeing a worn-down home undergo an incredible transformation.  What happens when you scale that concept to an entire apartment community? You get something that looks a lot like this "GoodHomes Detroit" case study -- minus the TV lights and cameras!

The new owners had a fixed budget to tackle extensive concrete and asphalt work around the outside of the apartment community. (They were simultaneously renovating the interior of the buildings.) We worked through multiple options to find the right solution for sidewalks, parking lots and a pool deck that delivered optimal value and a refreshed look to the property.

Executing The Project

PHASE 1: REMOVE POOL DECK

The existing concrete pool deck spanned more than 3-thousand square feet. It was cut with saws and hauled away.

PHASE 2: REPLACE POOL DECK

The pool deck base was graded and compacted. Forms were set and then 5-inches of concrete was poured to create the new poolside surface. Control joints were cut before the concrete fully cured to prevent unwanted cracking.

PHASE 3: REMOVE SIDEWALKS

More than 13-thousand square feet of concrete sidewalks were demolished and hauled away.

PHASE 4: REPLACE SIDEWALKS

New sidewalks were poured at a depth of 4-inches into standard forms surrounding the apartment homes. 215 linear feet of new curbing was also installed during the project.

PHASE 5: REMOVE ASPHALT

50-thousand square feet of old asphalt was removed by milling machines at depths of 4-inches and 3.5-inches across the various parking lots.

PHASE 6: REPLACE ASPHALT

New asphalt was installed to create a new driving lane into the complex along with a new parking lot surface.

PHASE 7: DRAINAGE SOLUTION

One new precast catch basin was installed along with 7 new concrete drain pads surrounding existing catch basins to help improve overall parking lot drainage.

PHASE 8: FRESH LINES

The entire parking was painted with new lines along with ADA parking stall designations. 2500 linear feet of curb painting was also completed during this phase.

There's No Place Like Home

A total property refresh is no easy undertaking but the end result is almost always worth the effort. The landscaping crew was set to roll onto the site following the concrete and asphalt work to add the finishing touches to the project. And "GoodHomes Detroit" has already started leasing their rejuvenated apartment units!
