Project Summary
Sometimes projects come one at a time, but sometimes we hear from an ownership group or facilities manager that wants to tackle multiple project sites all at once. In this case, twelve Public Storage locations around Columbia, SC were due for asphalt maintenance and repair work. We were ready to help!
Our sales and operations team put together a comprehensive plan to get these projects started quickly and finished on schedule. Every location had narrow corridors that required an extra level of precision. Several locations included challenging sloped mill and pave work.
Executing The Project
PHASE 1: COMPREHENSIVE PLANNING
Diamond brings decades of experience to every project and we always put client needs first during the planning phase. We worked with location managers to build the schedule they wanted and made sure our construction teams were in and out of each job site quickly.
PHASE 2: STEEL BOLLARDS
Steel bollards help secure access points and protect buildings from vehicle damage. We installed 70 bollards across all of the locations and anchored each one at the proper depth within a fresh concrete base.
PHASE 3: REMOVE ASPHALT & CONCRETE
Out with the old... in with the new. All twelve locations required "demolition" work to rip out old concrete or asphalt. The narrow corridors required much of this work to be completed via skid steer and with a fair amount of shovel work to protect existing infrastructure.
PHASE 4: REPLACE ASPHALT & CONCRETE
Asphalt paving machines are designed to work on flat surfaces. Several of the Public Storage corridors are sloped to help with drainage and required our crews to install by hand. Fresh concrete was also installed in targeted areas of each project.
PHASE 5: CRACK SEAL
Some of the Public Storage corridors only needed routine asphalt maintenance. We sealed thousands of feet of cracks with a protective rubber compound.
PHASE 6: SEALCOATING
Two-layers of sealcoat was then applied across the existing asphalt to protect the surface.
PHASE 7: FRESH PAINT
The final phase of each project is usually focused on fresh paint. We added traffic markings and parking lines then painted all of the steel bollards for a nice clean finish.
Streamlining Logistics For Multi-Site Project
Each of the twelve Public Storage locations were up and running again with virtually no impact to customers who needed access to their units.
