Project Summary

Every parking lot and sidewalk carries a liability risk for property owners. That's just a reality of the world we live in. Most facility managers understand that a consistent maintenance schedule reduces the potential for lawsuits and helps ensure the well-being of everyone who steps foot on the property.

These concerns are magnified when the property we're talking about is an assisted living facility with vulnerable elderly residents. Sunrise of Troy is located in a suburb of Detroit, MI where tough winters take a toll on parking lots.

The property ownership group invests regularly in maintaining the areas leading into their assisted living facilities and the team at Diamond was ready to help with this latest parking lot refresh!

Executing The Project

PHASE 1: IMPROVE DRAINAGE

An old french drain was not working properly to keep water from pooling in the parking lot. Diamond installed a new drain to help mitigate the problem and direct water away from the surface.

PHASE 2: REMOVE ASPHALT

4-inches of damaged asphalt was removed across 7800 square feet of the parking lot.

PHASE 3: REPLACE ASPHALT

The existing base of those areas was graded and compacted before 4-inches of new asphalt was installed.

PHASE 4: CRACK SEAL

High-powered blowers and wire brooms were used to clean the rest of the parking lot. Then, 2300 linear feet of hot rubber was applied to seal cracks as part of routine preventative maintenance.

PHASE 5: SEALCOATING

Two-layers of asphalt sealer was applied across more than 21,000 square feet in an effort to extend the life of the parking lot. Silica sand and polymers were added as hardening agents to help reduce tire marks and improve traction during winter months.

PHASE 6: FRESH LINES

The entire parking was painted with new lines during the final phase to finish off the refreshed look.

Don't Wait Until It's Too Late

Small problems have a tendency of becoming big problems. This is especially true when it comes to parking lots. Small cracks turn into big cracks. A regular maintenance schedule will extend the life of your parking lot while also reducing liability risks.

Sunrise of Troy tackled their problem parking lot while protecting their residents and visitors at the same time!
